Heat Pump Repair in Petworth, Washington, DC

Last updated November 5, 2026

More Petworth homes heat with a heat pump than people expect, especially condo conversions and renovated rowhouses. When one struggles in January, the electric bill shows it first. That goes for all of Petworth, any hour.

How we handle it

We test the defrost board and sensor, reversing valve, capacitors and refrigerant charge, then check heating and cooling modes before we leave.

In Petworth homes with a second floor air handler closet, the secondary drain often spills over a bedroom ceiling. A brown spot under that closet is worth mentioning when you call.

Petworth homes

Petworth is block after block of 1910s to 1930s brick porch-front rowhouses, plus a growing number of condo conversions along Georgia Avenue.

Renovated Petworth rowhouses frequently swapped radiators for a heat pump with a closet air handler on the second floor, and the outdoor unit sits on the roof. Those closet air handlers sit above finished ceilings, so a clogged drain here shows up as a stain on the floor below before anything stops working.

Signs you need heat pump repair

• Electric bill climbing sharply
• System will not switch between heat and cool
• Air handler fan running with no heat
• Lukewarm air in heat mode

Petworth streets and layouts

Petworth's grid of numbered and lettered streets fans out from Grant Circle and Sherman Circle, and most rowhouses share party walls, a shallow front porch and a narrow rear yard backing onto an alley. Equipment is usually in the basement at the back of the house.
